Ways to Invest
The opportunity determines the way we structure deals with our private investors. We seek win-win situations for both our investors and Maximum Storage and try to accommodate both short term and long term investment needs. We take investment in the following formats:
- Debt financing: private investors essentially act as a bank. We pay a fixed interest rate which is higher than commercial lending rates, there is a term to the loan and it is secured by the property. There is typically a minimum investment of $50k and we aim to pay the loan off within 3 years.
- Equity financing: private investors receive a percentage of the equity and profits in return for providing Maximum Storage with startup and/or working capital. We aim to return the investors capital to them through a sale or refinance of the asset after which they will continue to own their percentage and enjoy ongoing passive income and capital gains.
- Hybrid financing: private investors structure a deal with Maximum Storage that is a combination of debt and equity investment.
- 401k/Self-directed IRA financing: private investors are able to invest with any of the scenarios above using their 401k or self-directed IRA.

1How is my investment protected?
Maximum Storage cannot eliminate all risk but we take every precaution we can to ensure the asset and our investors capital are protected. All of Maximum Storage's assets are held in LLCs with operating agreements that have been created by our legal counsel. Every facility has full coverage insurance.
All investors are strongly encouraged to consult their own attorneys.
2What are the minimum investment requirements?
Maximum Storage typically takes investments that have a minimum of $50,000.
3What are the risks?
Investing in real estate has risks and an investor could potentially lose all their capital but this is highly unlikely. Storage is in high demand and Maximum Storage only purchases or develops facilities that have received thorough due diligence, valuations and feasibility studies. Nevertheless there are risks that could affect investor returns, including:
- Market risk: competition could affect rent rates and lease up duration.
- Interest rates could rise and create pressure on liquidity or cashflow
4What returns can I expect on my capital?
Maximum Storage cannot guarantee any returns and past performance is not a prediction of future results. The returns on our current assets are forecast between 7-14%
5When will I be able to pull my money out?
This will depend on how the deal is structured but Maximum Storage always has an exit strategy for its deals. Capital is returned to investors through refinancing the asset or through the sale of the property depending on which makes the most financial and strategic sense.
6Can I invest with my IRA?
